Primary Homes focuses on location for condo developments

Cebu has seen the rise of condominiums developments in the city, and Primary Homes is taking the lead in this highly competitive industry by focusing on its site developments. The Avalon is the heart of Cebu Business Park and right to Ayala Center making it a convenient location to the city’s hot spots and business districts. The Woodcrest Residences in Guadalupe is in a sought-after residential area that offers the peaceful living but still accessible to the city. The Avalon and Woodcrest are now ready-for- occupancy while the La Guardia Flats 2, located two minutes away from I.T. Park, will soon be ready-for-occupancy by the first quarter of 2013.

Primary Homes uses a strategic approach in choosing locations with developments in Lahug, Business Park, and Guadalupe where there is high demand for residential units. A location is considered viable when it is close to schools, commercial and business centers, malls, offices, and hospitals. This strategic choice in location is also reflected in their two upcoming developments, the Mabolo Garden Flats in Tres Borces , Mabolo; and the much anticipated Eagle’s Nest in Canduman, Mandaue City which is right next to Sacred Heart School-Ateneo de Cebu (SHS-AdC).
The Mabolo Garden Flats (MGF) is a towering 28-floor structure composed of modularly designed studio and loft units. Offering the most number of health and wellness amenities is the best thing about MGF that has a climbing wall, an infinity pool, and eco gardens to name a few. It is located in a good neighborhood along Tres Borces St. which makes it easily accessible to I.T. Park and Cebu Business Park, malls such as Ayala and Sm, schools, hospitals, and seaport.
The Eagle’s Nest is targeted towards students of SHS-AdC as its end- users. From the time the school transferred to a new location, there has been a growing demand for better living alternatives to students. Because the Eagle’s Nest is located right beside the school, it lets parents cut down on transportation costs and travel time to give their children more time to study.

Developer to put up another BPO building in Cebu City’s IT Park

The Asian i-Office Properties Inc. (AIO) is constructing a P1.4-billion building at the Asiatown IT Park in Lahug, Cebu City to provide more space for the growing business process outsourcing (BPO), IT and IT-enabled companies.
AIO launched eBloc 2 Tower, a 16-level office building located in the Phase 2 of IT Park. It sits on a 4,383-square- meter lot with a gross floor area of 34,762 square meters.
AIO is a partnership between the Cebu Property Ventures and Development Corp. (CPVDC) and Ayala Land Inc.’s (ALI) Corporate Business Group to address the continuing demand for office spaces.
The eBloc 2 Tower is a sequel to the eBloc Tower is another move of the company to address the demand of the growing BPO and IT industries.
CPVDC president Francis Monera said the construction of the eBloc 2 Tower is another move of the company to address the demand of the growing BPO and IT industries.
”This will further make Cebu a prime investment destination,” Monera said during the launching. CPVDC is the developer of Asiatown IT Park and is a subsidiary of Cebu Holding’s Inc., an Ayala-led company.
ALI president and chief executive Antonino Aquino said the company invested P1.4 billion for the project, which is set to be completed next year.
He added this is part of the P2 billion earmarked for Cebu to fund major developments of the company in its residential, office and retail businesses starting this year.
”We will make sure that best practices will also be implemented here in Cebu,” Aquino said, as he noted ALI’s developments in Makati City and Bonifacio Global City in Luzon.
He said the 7.3 percent economic growth in the first quarter encouraged the firm.
”Of course we will take advantage of the momentum and take full advantage of the growing BOPO industry as it is one of the major growth drivers of the country’s gross domestic product,” Aquino said.
The eBloc 2 Tower, which is envisioned to become a premier location for BPO, IT and ITES business locators, has a gross leasable area of 26,543 square meters.

Land Titling in RP now Digital

The Land Registration Authority (LRA) has gone digital through its Land Titling Computerization Project (LTCP).
LRA Deputy Administrator Ronald Ortile said they have already automated 70 Registries of Deeds and are targeting to automate 168 more by May 2011.
The article said they have compiled all the voluminous records in their agency and stored them in digital format under the LTCP to make it more accessible and preserve some of the decades-old land records.
“With the computerized system, land titles are protected from (damage) due to fire, theft, natural disasters and the normal ravages of time using security-tested document imaging technology,” Ortile told the 36th Annual National Directorate Meeting and National Convention of the Geodetic Engineers of the Philippines Inc. at the Teachers Camp here.
The article said the LRA has also introduced security features in every hard copy of a document obtained under the new system to prevent forgery.
He said voluminous documents would be a thing of the past under the LTCP program since the Office of the Register of Deeds is mandated to release the electronic copy of the certificate of land title with the original and physical copy of the document remaining in the custody of the agency.
The article said the LTCP program provides a fast and timely response to queries through user-friendly electronic information access to land title information from the LRA Central Office and all Registry of Deeds offices.
When the system is completely in place, the Article said records could be accessed anywhere.
With the automated system, government programs directly linked to the land titling system are supported and provided with a system of timely detection and identification of fake land titles that will help identify persons responsibly.
The government will also improve its revenue collection under the system, Article said.
The LTCP provides a system of control to prevent overlapping or duplication of titles using modern digital mapping technology to create an accurate updated municipal/cadastral index map.
“It helps in eliminating fraudulent and inaccurate surveys by using modern digital mapping technologies to create accurate Municipal Index Sheets and for updating them with parcel boundaries,” Ortile said By Artemio Dumlao (The Philippine Star)

CEBU, Philippines - Ayala Land Inc., in partnership with Cebu Property Ventures Development Corporation (CPVDC), is set to complete the P1.4 billion eBloc 2 project at the Cebu Asiatown IT Park by end of 2011.
This early, CPVDC president Francis Monera said the 16-story BPO (Business Process Outsourcing) building has already attracted big names in the ICT and BPO companies around the world.
The opening of the eBloc 2 towards the end of next year is seen to provide ample opportunity for employment in Cebu at the same time providing good revenue generation for the City.
The eBloc 2 construction will start the development of the idle five-hectare property, which was originally master-planned by CPVDC to be developed into a BPO enclave.
Simultaneously, the Ayala Group will also build an office-condominium building adjacent to eBloc2 called Avida within the area.
ALI president Antonino T. Aquino said the company will replicate what it’s done in Makati City and Bonifacio Global City with its allocated investments of at least P10 billion in the next five years.

ST. DOMINIC'S PLACE

A NEW housing development got almost 100 reservations even before its grand launching, a real estate developer said.

Glenda Tupaz, ProHomes Development Inc. marketing manager, said the company was surprised by the positive response of the market during the open house of St. Dominic’s Place in Sudtunggan, Basak, Lapu-Lapu City last Saturday.

Tupaz said this just shows the growing demand for houses despite an international economic crisis triggered by, among other factors, the sub-prime mortgage crisis in the United States.

“People have opted to buy homes rather than pay rent,” Tupaz said during the project’s press launching at the Cebu City Sports Club yesterday.

St. Dominic’s Place is a 3.8-hectare housing development with 536 housing units. It offers two housing types: one-story socialized and two-story socialized houses.

The one-story unit has a lot area of 32 square meters and costs P400,000, while the two-story townhouse has a lot area of 40 square meters and costs P900,000. The socialized houses, Tupaz said, account for 17.5 percent of the total housing units.

With a total project cost of almost P200 million, St. Dominic’s is equipped with amenities such as parks and a playground, a basketball court and a multi-purpose hall. Each house comes with a carport.

Since the start of its development in September this year, St. Dominic’s already has 200 constructed units. Its grand launching is set in January next year.

The positive response to their latest development comes in a “lucky” year for ProHomes, Tupaz said.

ProHomes has sold out 387 housing units in Corinthian Homes in Lapu-Lapu and 307 units in La Bienvenida in Minglanilla this year. Corinthian Homes earned P250 million, while La Bienvenida earned P160 million.

“With this new project set for this year, we hope to earn a total revenue of almost P700 million this year,” she said, referring to the locally employed buyers who are also members of Pag-ibig.

ProHomes hopes to earn P250 million from St. Dominic’s Place.

With the continued growth in demand for housing, Tupaz also said the company has lined up six more housing developments for next year. These projects include a condominium to be put up near the city and more housing projects in the areas of Consolacion and Mactan.

“We hope to sell 1,600 units next year,” she said.

The estimated cost of the six projects, Tupaz added, is about P1 billion.
